Is this your first rental? If so you are in for a great ride. Lots of fun despite the guys and gals that want to be negative me included many times. My wife just got a message tonight that said a renter had turned the horses into the front yard. It is BS as the renter had not though
Nope, not the first rental. We own 6 houses (not counting the one we live in) and four are rented out. One we're planning on selling and this one we've just gotten started on.

We own a few......... in a couple different states. I have never felt like selling one. The section 8 rents are good enough to keep from selling any. I will say we had one hit hard a month ago by a tornado. There is a pretty good possibility that one might go away. We will just buy another though

Sunsabishes ate through the fan wires in my minty 500 sportsman last summer. Intermittent cooling problems. Got lucky and found it right away though
The owner of that bike had second thoughts. We were looking at the possibility of a replacement wiring harness. He's probably going to sell as is or part for a loss.
Rainy weather allowed me to work on my own today. New res cups, clutch master rebuild and a coolant flush.

Refilled with Engine Ice. First experience with it so we'll see.

Also replaced the intake boot on an 038 Super AV for a friend, had a tear in it big enough to swing a dead cat through... 38 bucks for the darned thing! About a year ago the same saw had a tear in the boot and he had a parts saw I swapped in the used boot from..With some parts I guess you are just better off in the long run to go new.

Sold one of my three tractors today. I can get by with two for my 3 acres. (plus a Bobcat of course....) It was an old Case VAC which I rarely used. Still have a couple Ford 4000 diesels.

You must completely wear out the dirt and grind it into dust!

Actually I've used a tractor on my own property very little, one with a loader I used up at the airstrip, the case vac I used to move trailers around and the other Ford 4000 I mostly mow with at my sister's horse pasture. I use the Bobcat around the place though. forks, buckets, etc.
