I might be able to lease a 70 acre plot of cleared land for 3500 a year.

Good deal or no?

I'd be rebuilding all the fences.

around here if your leasing and replacing fence you pay very little if anything the farmers just want the fence kept up first thing you know when you spend money and labor on fence they tell you that you cant have it the following year

I'd be rebuilding all the fences.

Every area is different, but for me 50 a acre sounds high to pasture cattle.
I stopped paying rent about 10 years ago and found that most people didn't want to take care of it themselves. I got most of the ground back put a few acres planted I got most of the ground back put a few acres Rent free.

Thanks guys. I feel like it's too high too....
Is it hayable? If you could get it for less and cut it for hay is the only way I'd go that route. Course 70 acre of hay you'd. Need the equipment to do it Prolly a no go as the other fellas said

Depends. Location, water, structures, pasture quality, shade. I know a few people who are paying 50. New fence should come off the rent.

It's had horses on it in a crappy electric fence. The fields look like crap. There is water though.
