Remodeling an old house + addition

Decided to wrap the beams on the front porch with some of the left over siding. I’m still planning on putting shingles on the front gable, but we thought they should line up all the way across...3ABED3A0-A8D7-44C7-A463-58250F8BFF44.jpeg

And cleaned up the pile of scrap concrete, and tore down the ugly ass chain link fence around the front yard. Looking a little better every day.

Installing the electrical panel. I got the riser and weatherhead from another job that I helped on. I’m using aluminum wire (4/0, 4/0, 2/0). 3/0 copper would be better, but four times more expensive.

I also blew a hydraulic hose on the backhoe. :(
My dad came by and helped me fix it...

I got a deal on some cedar shingle panels (less
than 1/3 what Hardie shingles would’ve cost), and we put some of them on today. No. It’s all just gonna get painted, so the same as any other house.

What type of insulation will be used for the house?
Whatever is most cost effective... probably fiberglass batts, and blow in cellulose in the attic. I like the idea of spray foam, but it’s not in the budget.

I will let you know when I get closer to that point in the project... I only know of one place local to me (Redding, Ca) that does spray foam.

Roofed the little part of the front porch so that we can finish the shingle siding up the gable end. Also boxing in the soffets and up the gable ends... the soffits are Hardie fiber-cement vented soffit that I got for free. I just used 1/4 ACX ply for the bottoms where the gables stick out.

Plan is to sell... but the rental market is pretty competitive here, so I would have no problem finding tenants. I could probably rent the bigger house for $1300-1400 and the small house for $600-700... so about $2000 of potential rental income every month. My payment(s) are about 1/3 of that.

Long term it would make a lot more sense, but we have debts that need paid off, so that’s why we are planning on selling. Hopefully the housing market is good for at least a few more months.

There’s no doubt a housing shortage up there, here to until they rebuild from the fires

Dang, I would have thought it would have been higher....1400sf here is $1500+ and my neighbor rents 750 sf 2 beds for 800, and thinks it should go up!

Starting my electrical rough in.... keep in mind, I’m not an electrician. :)

I like to run all the wires close to each other, to keep things neat. I pull one circuit at a time and label them as I go. I’m going to leave them dangling for now, and will pull them into the panel later.
