Took a day trip with the wife and kids to west Tennessee yesterday. Went to a drive threw African safari type deal in Alamo Tennessee. Nice little trip. Mississippi river and Reelfoot Lake

That’s not bad at all, they tac on an extra school tax here $1.25 sq /f , it adds up. Always good to know the inspectors, they are great around here!
Same here, but only on new construction, or additions over 500 sq. ft... and you have to go pay them at the school District Office. Since my addition is under 500 sq. ft I didn’t have to pay the school tax.

I agree. I would much rather build new. I only bought this house because I got it for next to nothing... I gutted it down to the studs, and I’m basically replacing everything but the floor and wall framing. I am upgrading the plumbing and electrical to current code, and replacing the roof with new trusses.

The framing actually looks pretty good, but the fire damaged the roof, and I want to remove some interior load bearing walls, anyways.

The worst part is that there isn’t much of a crawl space, which means I will have to do some hand excavation underneath, which I am not looking forward to.

Is it going to be a rental? I bought the place I'm in now on the coast and I'm gonna hang on to it for a rental - houses and land are too hard to come by over here.

Depends what the market is doing... I would make good money if I rented it out, but I’m not sure if I want to deal with being a landlord.

I have one rental for past 10 years. I have had good success and not problems to speak of. But there’s always upkeep to do. The positive is that rent is very high and I wish I had 5 more.
