I am starting to need a roof on our 1700 square foot ranch house. We just had someone quote it. $22,000 for 31 square between the house and garage. 8/12 pitch. Does that sound about right? They are a small local company with a good reputation.

Don't sound nowhere near right...at least not here in mid-Ga! No idea what roofers get up your way, but if they're making that kinda money, most of us are in the wrong business...especially if they ain't got to fool with dormers, hips, valleys, etc. Then again, no idea how big your shop is either.

I think I was like 35 square??? But my house is basically like yours a ranch with a back addition 2 story so another roof section .

It cost me and insurance I guess $8000 but that was like 7 years ago

That's crazy!!!! Of course a roof around here will get an insurance claim on it from a hail storm before the shingles crap out.

Get a second quote or some flex seal in a can.

Is it a tear off re-roof? What kind of roof is currently on the house? If it has wood shingles that is an extra cost to tear off, 8-12 is over standard pitch 4/12-6/12 is standard, most companies charge more for 7-8/12 then another jump of 9/12-11-12 then 12/12+ is even more!! Around here a good quality Architectural layered shingle can cost between 90 and $130 a square just for the roofing material, then you have your underlayment which we use either 30 pound felt or safeguard 30, it also depends if they’re going to hand mail it and hand seal it or just use a gun nailer, and some places staples(not here) new flashing and stainless steel options can drive the price as well. A good reputation and a company that’s been in business for a long time or worth more than price, they will stand behind their work and you will probably not have any problems.

Roofing materials are regional, so I haven’t heard of some of those brand names, but I am familiar with the types of materials they are using, it sounds like they’re doing a tear off re-sheet of the roof which that price isn’t out of line for, in my area at least that pricing is about right for what they’re doing, around here a standard terror off reroof with a good quality shingle can be $500 a square to 750 a square with re sheeting the deck. It also sounds like he’s doing the step flashing correctly and removing the siding as necessary to do that, that’s an important and expensive step that a lot of people don’t do, and usually fails if done improperly.

Around here the asphalt plant will gladly take your asphalt shingles off your hands.

Fugh me. I need shingles soon on mine too. Same same, ranch 8/12, 1850 sqft, 2 bay garage. I might use all my vacation and do it myself. Haven't gotten a quote but that does seem high to me. I'm also going to have new seamless gutters put on. :shot:

Just had it roofed in 2017, lifetime warranty GAF shingles and was $6800.
Complete tear off, ice barrier, disposal, everything.

We have gaf around here, it’s a good shingle, all gaf shingles are limited lifetime.

I honestly couldnt say.
I will see if I have a pic of my house, not that it would help..
He has a pretty big roof, 34 squares is 3400 square feet of area, if he had a 4/12 it might be closer to 26 squares, and they are replacing the plywood, that’s some extra work too
