Good morning goof troop, clear and chilly out still, no matter, got the boiler stoked with oak, hopping hot.
I would if I could. In NC anything installed or mounted is included with the sale. So I could have pulled the entire home theater out (5 high-end in-wall Polk speakers, 12 ga in-wall rated speaker wiring, multi-connect labeled wall plate) but I then have to repair all the holes in the wall and ceiling (ceiling is that popcorn coating garbage and a huge pain to duplicate) and it had to be done BEFORE the house was listed. Not to mention I ran 2 runs of CAT 7 directly from the router up into the attic and dropped in behind the tv so there is direct high speed internet to TV and a game system /computer for streaming movies. The generator is hardwired in with 8 ga so I would have to cut the wall back out to replace with the 14ga that led to the outdoor recepticle. I can’t pull out 25 bags of blown in insulation. I’m also not going to dig up all the drainage I put around the house, one of which is a 215ft run of 4” pvc (all dug by hand). Not going to remove the additional 300ft of fence that was added after clearing and leveling the back of the yard.
Certain things I knew upgrading were going to be a “wash” but were well thought out upgrades for long term value/convenience.

Doing stuff like upgrading all the ceiling fans, adding dimmer switches and USB charging outlets, swapping to LED lighting throughout the house, upgrading faucets and such, motion lights all around the house are things I knew weren’t going to be compensated for but are long term excellent upgrades whoever you are. Hell, when I installed the security system I didn’t want to be looking at an itty-bitty computer screen for reviewing video, so I got a 42” used clearance TV from walmart. That stays with the security system. But the security system doesn’t add to the value in the assessor’s eyes. That is the thing that bothers me.
I was just telling my coworker how you are getting the shaft. Its *s-wordty how rules change from state to state. All the stuff you've done there should add at least 20000 to the value.
Yup, that was our thinking as well. And that isn’t even close to everything I have done.
Sad to say but prolly worth more in a pile of ash. Ifin ya got it covered.
