What's up slack crew. Neighbor came knocking on the door today and gave me this.

Short story long, there is 50 acres of undeveloped land behind my house. Used to be a radio tower site, but the radio station went defunct, the towers got taken down and no one has touched it in years. I want it to stay that way. Now some developer decided they want to build 46 houses back there. They want to tear out my back woods and even better, they want to route the stormwater runoff into a sed pond that drains through my backyard. The land is a hilltop and it's not very well suited for excessive sitework. You could probably build 3 or 4 nice houses back there but it would be a landslide disaster if they tried to flatten the hilltop and cram 46 houses.

It hasn't been approved yet by the commissioners board and with any luck it won't be.
Good luck. Seriously. Hope it doesn't happen but usually by the time you know about it, palms have been greased and pockets have been filled to ensure approval

Unfortunately I know you're right. Fortunately my pops is old friends with a couple of the commissioners and he's a civil engineer with a lotta years under his belt so I sent him the PDF and he's gonna go through it. He already found a couple issues, they are asking for a variance on some of the ordinances about building on slopes and they are very vague on the traffic impact.

I'd move.

Not out of the question.

If you put that in writing and sign it, I'll present it at the comissioners meeting.

Hopefully it gets denied but when money is involved, it's never good. Couple years ago, there was a big lawsuit here. Cox vs Great Lakes Cheese. Long story short they had a water runoff problem from the cheese company expanding, building a huge building and not following rules. They basically said screw these little people and all the sediment filled water run off went onto surrounding landowners properties and caused flooding, property damage and filled ponds with sediment. I never heard if anything came of the lawsuit or if the homeowners got anywhere.

They oughta just go on ahead and call the subdivision Erosion Ridge Estates…’cause it’s a coming.

Hopefully this paints the picture more clearly. This is the proposed development. The blue are sed ponds.

My house is the red. The dashed line is the delineated water course.
