Bit warmer here Dall but still feels better than home 80° with pea soup. Waaaaay better than our *frenched up humidity. This is easy outside compared to the east coast and that humid chit

You'd be just fine here. Different landscape but not really in a bad way. 110 days. We'd die with 80% and 110°
its 95 now
ive been to vegas in june and also went to the grand canyon at the skywalk
115 degrees wasnt anything compared to here

Could very well be Douglas fir. I have noticed the pines literally drip sap.
Idk what your 20 is but around here it’s about peak season for the conifer sap to be a gooey forking mess. Pine is dripping pretty gooder around here. By the end of the month they will go back to being marginally tolerable.

July/August are the worst for the pines. I HATE pin. The spruces are not half as bad. Still a little sappy but nothing like white, yella, and red pines.

Hey if my kids are 40 and want to pay the mortgage I'llbe fine with that.
We just got ready to adopt, one. The one with good established credit over twenty two for insurance reasons, a self starter with a good disposit;)ion will do and that is just for starters ;);););););););):););-)
Got anything available that can tolerate an east coast atitude?... looking for long term. I got one but was planning for a back up morgage plan. You see my point.
