It was a long damn day, but I think we eliminated 99% of the rotten crap. I’m gonna have to do something about the grading around the house, and install some sort of French drain at some point, otherwise it will just happen again.

Water seems to stand there pretty bad. Here it soaks in real fast.....lots of sand in the soil.

Good to see the repair. A definite will be doing something about the water problem. Will you be pumping the water out from the addition foundation?
Not sure what to do yet. Hopefully fixing the drainage will cure the water in the crawl space problem... but I’m not opposed to putting in a sump pump if necessary.

Water really wreaks havoc on stuff. That’s the main problem I’m having here... and it was not addressed at all in the last forty (or so) years. A few strategically placed pieces of flashing, and proper grading would have eliminated 99% of the issues in this house.

Mostly clay here. I wish we had better soil.

Typically what’s around here except it’s expansive clay so swells then shrinks when it drys creating terrible movement in buildings. Wasn’t until about 8 years ago or so the city finally got smart and required an engineered foundation.

I worked in a home that got caught up in a law suit. They said my radon system dried out the soil under the slab causing it to sink....6”+ in a n area more than 20 feet from the suction point. Yeah how about not. Couldn’t have been the extreme wet spring we had causing ground water to rise and then take soil with when it receded. But shoot I’m not an engineer....

Started cleaning up under the house, and decided I didn’t like crawling around in the mud... I’m going to have to add a bunch of piers since they spaced them too far apart. The plastic makes it pretty nice.

There’s concrete under them. The concrete is only sticking up about an inch above the dirt, which isn’t really a good idea either.
Wooden piers, isn't this every termite's dream :(

This house is certainly a window into how things were done in a different day or in a different way. :icon_popcorn:
