Remodeling an old house + addition

So I bought this place a couple of years ago as an investment property, and finally got some money and time to start on it. I’ve posted some pics in the random pics thread, but figured I would make a new thread with everything in one spot.

The house was built in the late 40’s and it pretty much stayed the same for the last 70 or so years. In about 1980 somebody decided to put a foundation under it, and they didn’t do a very good job. About three years ago there was a fire in the kitchen, and it pretty much destroyed the roof framing, and at that point the owners took the insurance money and bought another house.

There was a smaller 1 bedroom house on the property that was not damaged in the fire, but needed a lot of work also... I got the property with 2 houses for next to nothing. After a bit of remodeling I rented the smaller house out, and it more than pays the payment on the entire property.

The PO was a hoarder... he had trails from the living room to the kitchen and bathroom, and the rest of the house was 4 ft. deep with junk. I hauled several 7x14 dump trailer loads of trash, wood and metal out of there.

Here’s some inside pics of the bigger house. Lots of soot and just old nastiness...

Right now I have it torn down to the bare framing inside. These were before I did all the demo, but after cleaning up the trash.

One load of scrap metal from inside and around the property. I couldn’t fit it all in one load! Sad part is I think that load was only worth about $30 although I saved about $200 in dump fees!

Here’s some inside pics of the smaller house. It was a garage that they converted to living space sometime in the late 50’s. It’s a weird layout, so unfortunately it’s only one bedroom.

There was a strange addition on the smaller house, too... so we used the backhoe to tear it off of there.
Since I wanted to add on to the main house, we needed to make room, because it is a very small piece of property.

And the screened in porch was just nasty, so I opened it up a little bit. I also put some new windows, doors, and siding on it... It still needs paint and a new roof, but it’s a lot better than it was!

Bathroom floor was rotted out, so I redid the whole bathroom, along with all new plumbing. Nothing too fancy, but I am happy with how it turned out.

My brother has a cabinet shop, so I had him build and install the cabinets. It’s small, but fine for this house. I used the same tile as the bathroom, and did the backsplash with white subway tile. Clean and simple.

Made window trim out of old wood that I pulled off of the roof (of the addition that we removed). The wood was in rough shape, so I was surprised how well it turned out.

And we had to replace the sewer pipe, because the old pipe was so brittle that we crushed it with the backhoe when we were working in the back yard. :(

Finally started on the big house... gonna expand the living area by 400 sq. ft. and add another bedroom and bathroom (to make it a 3 bed/2bath)... started by tearing off the walled in back porch.
